THE ARCHITECT
The architect is the one professional who has the education, training, experience, and vision to guide you through the entire design and construction process; from helping you define what you want to build, to helping you get the most for your construction dollar.
Architects see the big picture. They don’t just design four walls and a roof-they create total environments, interiors and exteriors, that satisfy functional needs and are exciting, dynamic spaces in which to work and live.
Local architects are familiar with climatic conditions, regulatory requirements and construction costs that will influence the project design. The architect will coordinate with the appropriate consultants to obtain the necessary surveys and town and environmental permits, as well as any other required information and approvals specific to your project. The architect’s basic services are normally provided in the following five phases: Schematic Design, Design Development, Contract Documents, Bidding and Negotiations and Contract Administration.
SCHEMATIC DESIGN
After owner conferences, the architect will study and analyze the project requirements, upon which the architect will prepare preliminary designs that include plans, elevations, perspectives and scale models to help you visualize the project. These sketches are not “finished” construction documents. They are intended to illustrate possible approaches for your consideration.
DESIGN DEVELOPMENT
Once a conceptual design is agreed to, the architect will prepare more detailed drawings to illustrate other aspects of the proposed design. Major materials are selected and a preliminary cost projection can be made using recent data from local contractors and similar projects.
CONTRACT DOCUMENTS
At this point, the final design has been established and owner approved. The architect will prepare detailed plans and specifications that describe the scope and quality of the work. The complexity of these drawings may vary considerably depending on the project, the client’s needs, and the method for selecting a contractor.
BIDDING & NEGOTIATION
The architect will assist you in preparing a list of contractors to bid on the construction of your project. Potential bidders are matched to a project based on its scope and quality, as well as client’s personality. The architect will assist you in obtaining competitive bids from general contractors to make sure you are getting the most out of your construction dollar.
FIELD OBSERVATION & CONTRACT ADMINISTRATION
The architect will visit the site to review the progress and quality of work and to assure conformity design intent. The architect will coordinate with the owner and contractor during the construction of the project.

The role of the architect is to get you through the maze of design options, building codes, zoning laws, contractors and so on, and to assure you of a creative and aesthetic end product that is functional and within the realm of your budget.
